How it works
What you can do before signing up, what a free account adds, what happens to the text you paste, and how this fits with Rodri. No surprises further down.
What the tools do
Each tool takes something you already have — a message, a thread, a set of budget figures — and gives back a draft or a calculation you can edit, copy or export. You choose a task, paste your context, then read the result and decide what to do with it.
A result is a starting point, not a decision. Check names, dates, figures and any commitment before you use it. Where a tool is missing information it needs, it says so in the result rather than inventing it.
HOA Power Tools never sends anything for you
It drafts and it calculates. It has no access to your mailbox, your portal or your resident lists, and it cannot post, email or notify anyone on your behalf. Sending stays a deliberate act you perform yourself, in your own systems.
Trying it without an account
You get 2 complete results before anything is asked of you. No email address, no card. The 2 uses are a single pool shared across every tool, so you can spend both on one tool or try two.
Only a successful, usable result counts. Reading a page, opening a worked example, fixing a validation error, a provider failure, or retrying the same operation after an error all cost nothing. Asking for a genuinely new generation is a new use.
While you are a guest, a result you have produced stays reachable for up to 24 hours, and only from the browser that made it. There is no monthly reset for guest use: the count belongs to a guest identity that lasts up to 180 days.
How the count is kept, and its limits
Your guest identity is a random token in a first-party cookie. The server stores only a hash of it. We do not count uses with a local-storage counter, your IP address, or anything you send us about who you are.
That has an honest consequence. Clearing cookies, using a private window, or moving to another browser or device can create a new guest identity with a fresh count. This is a practical trial limit, not a guaranteed limit per person, and we would rather say so than pretend otherwise. Signing out does not clear the guest count, and creating an account does not reset an existing account’s monthly allowance.
What a free account gives you
An account is free and stays free. There is no paid plan today, so nothing asks for a card. You verify an email address with a one-time code and tell us a few things about your role, which is what we use to understand who these tools are reaching.
- 20 AI uses a month
- Shared across every tool and every device you sign in on. The allowance resets at 00:00 UTC on the first of each month, with no rollover. The next reset is October 1, 2026.
- Unlimited calculator runs
- Calculating a dues scenario uses no AI credits at all, so the calculator keeps working after the monthly AI allowance is spent, and when AI drafting is unavailable. Rate limits against abuse still apply.
- 30 days of private history
- Your results stay in your account, visible only to you, and you can rerun, export or delete any of them.
- Saved defaults
- The details you would otherwise retype, kept on your profile.
When you reach the end of your trial, the result already on screen stays exactly where it is. You can still read it, edit it, copy it and export it. If you create an account from there, the work you had in progress carries over, and a still-available guest result can be saved to your new account.
Running out of monthly AI uses does not lock anything you have already made. Your history and the calculator stay available, and the page tells you the date your allowance returns.

During the anonymous trial every one of these, the calculation included, spends one of your 2 free uses. Calculating a scenario and then polishing its explanation is two operations, so a guest who does both has used the whole trial. Calculating and polishing are always separate, clearly labelled buttons: nothing runs the AI without you asking for it.
What happens to what you paste
People paste real resident messages and real budget figures into these tools, so this part matters. The short version, with the full detail in the privacy policy.
- The raw text and figures you submit are deleted within 24 hours of the run, or sooner if you delete them. After that a saved result can no longer prefill a rerun, so you supply fresh input for a new run.
- A guest result is kept for up to 24 hours and is reachable only with the guest cookie that produced it.
- A result saved to an account is kept for 30 days, counted from when the run finished — not from the last time you opened or edited it.
- The result itself can quote your input. Source snippets in an action list are part of the output, so resident wording can remain in a saved result for the full 30 days even after the original conversation you pasted has been deleted.
- Usage measurements do not carry your content. Analytics never contain tool inputs, resident text, budgets or email addresses.
Because a small amount of accounting outlives your content, deleting a result does not give you a fresh allowance. That is deliberate: it is what stops the limits being trivial to reset, and it is why the counters are kept as narrowly as they are.
