# HOA Power Tools

> Practical tools for the people who administer community associations: dues
> increases, special assessments, meeting quorum, maintenance calendars, resident
> letters, and questions answered from an association's own governing documents.
> Every tool is usable by a person in a browser and by an agent over HTTP or MCP.

Figures are exact arithmetic in decimal, never a model's estimate. Anything a
model drafts is a starting point for a person to review — this is not legal
advice, and nothing is ever sent to a resident on anyone's behalf.

4 operations run with no credential at all: `dues_increase.calculate`, `special_assessment.calculate`, `maintenance_calendar.build`, `meeting_quorum.calculate`.
The rest need an API key from https://tools.rodri.ai/account and spend that account's allowance.
